If you live in an apartment building and there is water penetration from a neighbouring apartment, please contact the Owners Corporation or Strata Manager. [There is usually a notice advising you of the Strata Management contact on a noticeboard in the common area].
Under Section 19 of your Lease Agreement, the type of urgent repairs to the residential premises are as follows:
19.a A burst water service; or
19.b An appliance, fitting or fixture that uses water or is used to supply water that is broken or not functioning properly, so that a substantial amount of water is wasted; or
19.c A blocked or broken lavatory system; or
19.d A serious roof leak; or
19.e A gas leak; or
19.f A dangerous electrical fault; or
19.g Flooding or serious flood damage; or
19.h Serious storm or fire damage; or
19.i A failure or breakdown of the gas, electricity or water supply to the premises; or
19.j A failure or breakdown of any essential service on the residential premises for hot water, cooking, heating, cooling or laundering; or
19.k Any fault or damage that causes the premises to be unsafe or unsecured.
